To help you get started, here’s a breakdown of the key documents we may need, based on your personal employment or financial situation.

Document Checklist for Employees

If you’re employed, here’s what we’ll need to review:

  • Government ID: Two pieces, including at least one photo ID.

  • Pay Statement: Your most recent pay stub.

  • Letter of Employment: Confirmation of your position and income.

  • Tax Documents: Most recent T4 form.

  • Savings History: A 90-day history of your down payment savings.

To provide the best range of solutions, we may also ask for:

  • Last year’s T4 (if your income includes overtime, bonuses, or commissions).

  • Direct deposit confirmation of Child Tax Benefits.

  • Retirement Pension Income (CPP, OAS, or T4A forms).

  • Signed Separation Agreement (if spousal support applies).

Document Checklist for Self-Employed Individuals

For self-employed clients, we’ll need:

  • Government ID: Two pieces, including at least one photo ID.

  • Tax Returns: Most recent 2 years of T1 Generals.

  • Notice of Assessments (NOAs): From the last 2 years.

  • Business Verification: Master Business License or Articles of Incorporation.

  • Savings History: A 90-day history of your down payment savings.

We may also ask for:

  • 6–12 months of business bank account history.

  • Accountant-prepared business financial statements.

  • Most recent T4As for salary or dividend income from your corporation.

  • Confirmation that personal taxes are up to date.

Additional Documentation for Refinancing or Renewing a Mortgage

If you’re looking to refinance or renew, please include:

  • Most recent property tax statement.

  • Most recent mortgage statement.

  • Confirmation of home insurance.

Documentation for Investment Properties

For purchasing or managing an investment property, additional documents required are:

  • Most recent property tax bill for any owned properties.

  • Most recent mortgage statement for any owned properties.

  • Signed lease agreement.

  • 3 months of bank account history showing rental income deposits.

  • Confirmation of monthly condo fees (if applicable).
